Background

Alarmingly, a significant amount of existing and new properties within the UK do not meet adequate standards for habitation nor meet the requirements for minimal wellbeing standards.

Poor property quality has been medically proven to increase the risk of illness, cancers, fatigue, asthma, and respiratory problems, along with mental health issues and many other health conditions, including increased ADHD and Autism symptoms.

This issue affects residential properties, holiday properties, hotels, care homes, offices and other public and private sector buildings.

The quality of wellbeing from your surroundings is equally important across all settings: at home, at work, on holiday, with children in a nursery, or with elderly relatives in care homes.

With little sign of improvement on the horizon, now is the time for not only raising awareness but also raising the standards of wellbeing throughout properties across the UK.

Introducing the Property Wellbeing Certification

Property Wellbeing Certification - Standards

The Property Wellbeing Certification is the first of its kind wellbeing certification in the UK and a modern beacon for property wellbeing. This ahead-of-the-curve approach to classifying properties brings added confidence that a building is safe and promotes positive health and wellbeing for everyone who uses it.

The Certification has been created by property health and wellbeing professionals in consultation with the International Building Operation Standard (IBOS), The design, delivery and management of healthy buildings and the Royal Institute of Chartered Surveyors (RICS) to successfully deliver a nationwide, industry recognised property wellbeing certification.

How does it work?

Our experts will complete a detailed audit of your property based on a strict list of criteria. Buildings will be assessed on factors including natural setting, comfort and design, wellness, sustainability, and accessibility to name a few.

The audit process will look beyond the building condition and draw connections to the health and prosperity of those who use the building.

Buildings will then be scored on a 5-scale rating of very poor to very good, with feedback on recommendations provided to the building owner.

While the criteria for achieving Property Wellbeing Certification vary for different property types, all standards are driven by our four key pillars of Property Wellbeing.

Benefits of the certification

Properties that possess the Property Wellbeing Certificate will benefit from a more favourable positioning in the market as they will be viewed as higher quality and safer for inhabitants. This will increase demand with prospective purchasers or tenants, thus raising its potential market value/letting appeal.

Due to the direct links identified between a property’s internal environment, correct maintenance and increased flare-ups of infections, respiratory issues, mental health issues, fatigue and increased symptoms of ADHD and Autism, the Property Wellbeing Certification ensures potential guests or tenants can book and stay with confidence you cater for their individual health and wellbeing requirements. This will put you ahead of your competition, improve your visibility and aid in boosting the number of bookings you achieve throughout the year.

Get ahead of the curve

For businesses, achieving certification can showcase to potential employees that your business is ahead of the curve and truly cares about staff wellbeing, along with showing potential clients why they should choose your business over your competitors.  This will help boost employee health physically and mentally, ensuring they feel comfortable and safe within their working environment. This has proven to improve work ethic, positive attitude and optimise efficiency due to improved focus and healthier mindsets from staff.

Absence from a workplace, along with reduced motivation, can have a significant impact on a company’s profit and expenses.  The Property Wellbeing Certification has been designed to provide business owners and landlords with the confidence to take wellbeing standards to the next level, and showcase to the world what initiatives they are taking concerning wellbeing.
